Cross lane is a piece of land that sits between two residential roads, accessed via public right of way. Originally occupied by an industrial building it had become overgrown and unsightly.
The ‘backland’ location of the site was the biggest challenge to overcome with the Local Authority.
Planning was refused due to the local authority considering the development to be harmful to the character of the area. The client was unsuccessful during an initial appeal following this decision.
Working with the client we were able to take the development to appeal again and make a case with the Inspector that the location of the backland has no impact on the character of the surrounding area.
The appeal was allowed and the planning permission was granted.
