It was agreed early on in the project that, given the scale and nature of the development, and the sensitivity of the location, it would be imperative to engage the LPA at the pre-application stage.
Being able to justify the clients’ approach with the help of robust evidence - commissioning work as necessary to feed into the process - whilst engaged in consistent and meaningful dialogue with officers meant that the team was able to move discussions about the development well beyond matters of principle. This approach also allowed the development team to work together early on in the process from a position of knowledge and certainty, making it easier to achieve the clients’ objectives. Furthermore it enabled the scope and content of the planning application submission to be agreed ahead of time.
At the time of the formal submission, important milestones and agreement had been reached on matters of the detail of the proposal, providing the clients with as much certainty as possible about the planning application outcome (including the timing of the decision).
The application was approved in December 2020.
