Rutland Chambers is a beautiful grade II listed building in the centre of Bakewell, Derbyshire. It was used as an estate agent for several years, but the owner is led to believe that it has remained empty for 25 years.
After a previous unsuccessful application in 2020 for the building to be turned back into a single dwelling house, the client approached us to help.
The main issues faced by this project:
The heritage significance of the building and the impact on the conservation area
Bakewell conservation area
Whether the loss of business use was acceptable
Working with Andrew Whitham Heritage Ltd we produced a comprehensive Heritage Statement that assessed the impacts of the proposed development.
Using the prepared evidence base we put a robust case in front of the Local Planning Authority, who upon consideration had no choice but to approve the application.
